Mortenson and joint venture partner Pinnacle Partners — based in Seattle —  have broken ground on a prefabricated multifamily project in Denver’s Sun Valley neighborhood, the contractor and developer announced Monday.

When finished in 2024, the Revival on Platte development will be 234,156 square feet, feature 200 studio, one- and two-bedroom apartment options across eight stories and include two levels of parking. Amenities will include a gym, business center and rooftop deck.

The project is part of a $120 million, four-project fund portfolio assembled by Pinnacle Partners, which also includes developments in Nashville, Tennessee; Austin, Texas; and Avondale, Arizona.

Mortenson’s JV will build the entire structure using the contractor’s cold-formed metal stud, steel-framed structural system with prefabricated interior and exterior walls, according to the announcement.

The Minneapolis-based contractor will use BLUvera — a panel manufacturer and affiliate of Mortenson — to prefabricate the walls and exterior panels offsite, according to its website. Once trucked in, Mortenson will place the pieces with cranes. The panels will include rough-in of plumbing, HVAC and electrical equipment, which the contractor says will improve quality and reduce waste.

Mortenson will also use affiliates to procure items like windows, balconies, stairs and railings, according to its website, saying it will provide better certainty of delivery and lower costs.

Correction: This story was updated to reflect Pinnacle’s correct headquarters location in Seattle.
